Keys to Improving Moisture Management with Building Wraps

While tar paper was once the preferred covering for homes, today, synthetic materials known as building wraps is the material of choice.

Building wraps offer a lot of advantages for today’s houses and buildings, which tar paper just can’t match.

From making exterior cladding easier, to install, to improving insulation, building wraps are now an important and integral part of most exterior installations. And one of the most important jobs that they have is moisture control.

Tighter Building Envelopes

As energy costs continue to rise, builders and business owners have been looking for ways to help reduce costs and increase sustainability. This means that new homes and buildings are being constructed with a tighter building envelope than ever before, reducing the amount of air transfer between the indoors and outdoors, and minimizing the amount of energy loss.

Unfortunately, this tighter building envelope can lead to a build up of condensation inside the walls of the home. Moisture that is naturally generated indoors can’t escape the home as easily as it can in a building with less rigid insulating properties. This helps make the home or building more comfortable, healthier and less prone to moisture problems (like wood rot) over time. Combined with properties that help stop air infiltration, the right building wrap can be an excellent solution for preventing condensation build-up in homes and buildings with a tight envelope.

Moisture doesn’t just come from the interior of a building; it can also be found outdoors in the form of rain, snow and ice. From an exterior standpoint, building wrap can also be used to help create a drainage plane that will stop moisture from collecting beneath the siding, particularly in wood-framed houses, which are more sensitive to moisture build up.

Control or prevention of moisture entry is a real concern for many buildings, especially those in regions that see a lot of rainy or wet weather. Paired with a drainage plane, building wrap can help reduce the amount of moisture entry to a building beneath the exterior cladding.

In areas that see more moderate amounts of rainfall, building wrap can still be used to prevent some amount of moisture entry even without a weather barrier present. This can help prevent problems with some types of cladding, including newer stone veneers, which are highly susceptible to moisture accumulation.
