Project Summary

For more than 30 years, the National Association of Home Builders (NAHB) and its Leading Suppliers Council (LSC) have come together at the International Builders Show to construct The New American Home®, a showcase of the latest technology in home construction. Beginning with the first home built in Houston, Texas in 1984 to the latest home in Orlando, Florida in 2017, homes have ranged in price from $80,000 to more than $5 million. This year’s home, situated on a central Florida golf course, boasts 8.753 square feet of living space on one level and includes indoor/outdoor space designed to accommodate homeowners of various ages and abilities.

Each of the homes built over the years features innovative approaches to energy efficiency, safety, market value and overall design that can be replicated in any home at any price range. Visitors to the International Builders Show have the opportunity to tour the home, which is ultimately sold on the open market. The mission of The New American Home® is to demonstrate that the performance of a home is just as important as the appearance of a home.

Since 2006, Kingspan Insulation, a member of the LSC and a Silver Sponsor on the project, has been supplying materials instrumental in meeting the goals of The New American Home®. This year’s home features several products supplied by Kingspan, including GreenGuard® XPS Insulation Board, GreenGuard® DC14 Drainage Mat and the Kingspan KoolDuct® System of pre-insulated HVAC ductwork.

Designed and built by the Phil Kean Design Group (PKDG), of Winter Park, Florida, the home is intended for “pod living,” having rooms that are connected by both breezeways and halls, but can be closed off when not in use. It was built to NAHB’s Green Building Standard, with energy efficiency as a key focus of the design. PKDG has a proven track record of producing high-performance homes that bring together high-end finishes, comfortable indoor/outdoor living and the latest in green building technology, so it’s no surprise that the home incorporates the latest green and sustainable building materials and construction methods to reduce environmental impact and improve the quality of living for occupants.

“Working with Kingspan Insulation was a very good experience for us. As with any project, we were always up against the clock, but fortunately all the materials came together to help us accomplish what we set out to do. The best thing is that while the products may be new, they are products that are available and ready to be used by anyone.”

Used throughout the exterior walls of the home, GreenGuard® XPS Insulation Board provides an R-value of 5.0 per inch of thickness which makes it an excellent thermal insulator that increases energy efficiency and it retains its insulating properties over time. The product does not absorb water, is not a food source for mold and is not subject to moisture-related damage and deterioration.

GreenGuard® DC14 Drainage Mat is a practical, economical method to handle water that penetrates exterior cladding. With drainage channels on both sides, it permits easy drainage for water and allows air movement between the siding and sheathing to help keep the wall dry. Because DC14 is made of extruded polystyrene (XPS), it does not absorb moisture and is not a food source for mold.

“We used the DC14 Drainage Mat as a replacement for house wrap, relying on those drainage channels to pull the water away from the three-quarterinch stucco walls. It’s an ideal solution that combines the insulating qualities we needed with the ability to handle the damp environments we have in the south. I’ve been really impressed with the performance so far,” said Jim Kaiser, PKDG’s construction manager for The New American Home®.

Reflecting on his experience with the Kingspan KoolDuct® System, Kaiser added, “The seams are incredibly tight, so we are really able to move air through the home in a very efficient way. It’s different than anything we’ve used before, but it is great because it takes up less space while delivering high performance and better indoor air quality.”

The KoolDuct® System is made up of premium performance Kingspan KoolDuct® panels, fabrication methods, coupling systems, a fabrication training program and a complete line of accessories to produce pre–insulated rectangular HVAC phenolic ductwork that can easily achieve SMACNA air-leakage Class 3. In addition, the fiber-free insulation core of Kingspan KoolDuct® panels (the duct wall material) minimizes the risk of loose fibers entering the airstream through the ductwork.

The New American Home® was designed and built to accomplish “Net Zero” and Emerald status certification under the ICC 700 National Green Building Standard (NGBS). The standard was developed by NAHB and the International Code Council and is approved by ANSI, the American National Standards Institute. Emerald is the highest of the four levels of green building achievement that the standard recognizes.

Overseeing the project and certifying the energy efficiency achievements of the home, Two Trails, Inc. COO Drew Smith worked closely with the NAHB and its Leading Suppliers Council to ensure energy efficiency and innovation in The New American Home®. “This home boasts a confirmed HERS Index of zero and is expected to consume 122% less energy than if it were built to code (2009 IECC). It also is expected to be 100% more efficient than the average new code-built home,” he explained.
