350 Mission Street

350 Mission Street, one of three new buildings under construction which will occupy the corners at the intersection of Mission and Freemont in downtown San Francisco – the others being Salesforce Tower and 50 Freemont – represents the new headquarters of cloud computing giant Salesforce. At 492,000 square feet, 350 Mission Street is San Francisco’s first LEED Platinum high-rise, and that focus on sustainability was the driving factor behind every decision made on this project. In fact, Chris Heimburger, senior vice president of development for developer Kilroy, describes the goal of the project as the creation of a “high-performance work environment” in every aspect from employee performance to optimized operating costs.

One of the key factors in achieving these goals was the utilization of underfloor service distribution. Saied Nazeri, Principal-in-charge for engineering firm WSP, sums it up by saying, “In addition to sustainability concerns, it was important to provide flexible office space. Underfloor air is a great way to meet both demands, and was the best means to achieve the project goals.” Utilizing UFAD allowed for 100% filtered outside air to be brought into the building and distributed in an energy efficient method, and running power and cable through the plenum allowed for the creation of a greater floor-to-ceiling height which increased overhead space for employees and allowed for larger windows for improved daylighting.

All in all, UFAD combined with a variety of other sustainability strategies is expected to lower energy costs at 350 Mission Street by about one third.

The top four floors of 350 Mission Street make up the Executive Briefing Center, a group of executive suites and meeting spaces, which needed to convey a high-end professional feel while staying consistent with Saleforce’s corporate brand identify and maintaining the benefits achieved using an access floor. Tate took the free-flowing conceptual design, and material requirements of teak plank wood, multi-piece porcelain, and carpet, from the architectural firm of Mark Cavagnero Associates. We then utilized our custom engineering and manufacturing capabilities to produce a factory laminated hybrid panel solution featuring a curved transition. These hybrid panels arrived to the work site ready for installation and allowed for a seamless transition from one finish to the other on a single panel without losing any accessibility to the underfloor services.
