The Project

The project includes the construction of mixed-use development (2B+ G + 4P+ 44F+ R) with a total of 527 keys, comprising 263 Palm View Residences and 264 Avani Serviced Apartments. The Residences will be a mix of 1, 2, 3 and 4 bedrooms, and the latter offering 450 sq.m of contemporary living space. The Avani Hotels & Resorts  Serviced Apartments range from 45 sq.m studios, up to 180 sq.m 3 bedroom units.

A building's car park area is potentially a significant space for the heat transfer to temperature-controlled zones within the premises. The recommended solution to overcome this issue was the installation of a rigid, thermoset, premium performance insulation faced on the upper side with a glass tissue based facing and on the exposed side with a low emissivity composite foil.

The soffit insulation was specified Class 1 Fire Rating as per the FM (Factory Mutual) 4880, which is the applicable standard for 'large-scale' fire test for soffit lining boards. Apart from compliance with FM 4880 standard, it was detailed to be rated Class 1(A) under ASTM E 84 & UL 723 as well as required to pass the criteria of NFPA 286. All of these fire tests form the basis of a route to compliance as per the requirements of the respective International Codes and Standards aligned to the UAE Fire & Life Safety Code. Furthermore, the insulation was also required to be approved by Dubai Civil Defence and the only insulation available in the local market to these specifications, while offering a thermal conductivity as low as 0.020 W/m.K was Kingspan Kooltherm K10.

It was installed in a 30 mm thickness and efficiently met a U-value of 0.53 W/m.K, preventing the heat transfer from the buildings' car park area to the buildings' temperature-controlled zones.
In addition, Kingspan also supplied Therma TR27 for a floor application, where the floor was separating an unconditioned space from the conditioned one. The challenge was that services and mechanical equipment had already been installed below the concrete slab, therefore making it impossible to install soffit insulation. Kingspan came up with a solution to use Kingspan Therma TR27 rigid thermoset insulation, designed to be placed above the concrete slab and protected with a screed floor covering.  Kingspan Therma TR27 is high-performance, closed-cell insulation with a fibre-free polyisocyanurate (PIR) insulation core offering thermal conductivities as low as 0.022 W/m.K.

Both the products, Kingspan Kooltherm K10 and Kingspan Therma TR27, are manufactured with a blowing agent free from CFCs and HCFCs that has zero Ozone Depletion Potential (ODP) and Global Warming Potential (GWP) ≤ 5, making it fully compliant with the Al Sa’fat and Dubai Green Building Regulations.
