Insulated roofs for commercial buildings

Commercial projects (offices, retail outlets, warehouses, data centres, residential developments etc) all have different requirements due to their scale, timings, budgets, legal requirements, warranty and maintenance needs and overall ownership and building ROI.  We understand all of these elements of a project and can advise on how product selection can influence and optimise these decisions.  

These are some of the issues to think about. There is more about each of these below:

  • How you want your roof to look - do you want to build a green roof, a curved roof or a ballasted roof for example?
  • How large the spans must be and whether your roofs need to cope with large wind or snow loads, what this means for supporting structures, rooflights and safe access to the roof.   
  • Making sure you meet regulatory requirements such as minimum u-values and fire standards. 
  • The build system you use
  • How to incorporate lighting, access, safety, smoke control and ventilation systems

2: Chose your style

How do you want your roof to look? The choice may come down to architectural preference, function, what matches the locality – or relevant legal requirements.
 
Your main options are:

  • Flat (less than 10 degrees angle) – including green roofs, blue roofs or ballasted roofs
  • Pitched (11 – 69 degrees angle)
  • Curved
Kingspan can provide commercial customers with either built-up or sandwich panel systems for flat, pitched, green and curved roofs.  We also provide the structural steel frames and purlins and rails to create the complete structure. For domestic customers, we provide the insulation and frames for pitched and flat roofs.

3: Chose your insulated roof system

Flat, pitched and curved roofs can be built with a built-up system, a sandwich or composite panel system or a structural insulated panel (SIPS).


A built-up system 

This uses a number of different components, all added to the roof separately to create the roof structure and insulation. Components could include insulation boards, membranes and waterproofing.
  • Most residential developments would use this approach which allows for insulation between joists/rafters of a pitched roof.
  • If your construction requires a flat roof, this approach allows you to create the fall in the roof structure itself or by using tapered insulation.
  • This approach also allows for flexibility in how you waterproof your flat roof – for example, do you choose an inverted roof which allows for waterproofing beneath the insulation board or a warm flat roof that requires waterproofing over the top?

A sandwich or composite insulated panel system


Sandwich panels or composite panels are one completely integrated wall component with a steel top sheet, insulation foam in the middle and a steel inner sheet.

They are manufactured in individual panels to a specified length and are normally around 1m to 1.2m wide.

They attach directly to the steel frame of a building. To create the complete structure, you will also need structural steel frames, which we can provide.

Structural Insulated Panels (SIPs)


SIPs can be used to create walls and roofs of a complete building.

They consist of a high performance insulation core that is autohesively bonded between two layers of OSB (oriented strand board)  during the manufacture process.

Building with SIPs often allows for a quicker construction and minimal site waste as the kit is designed and pre-cut before site delivery.

SIPs are also well suited to Passivhaus design as the excellent thermal performance can be supplemented and improved to meet the exacting standards required by the Passivhaus Standard.

4: What else do you need to consider?

It is important when looking at the roof of your building to consider factors like:

  • Distance to the sea (due to wind loads and salt erosion),
  • Whether there are any restrictions due to location or building type (eg retrofit of a listed building)
  • Maintenance requirements
  • Warranty periods
  • Speed and method of installation
  • The purpose of the building in terms of its users/workers/visitors/nature of what is inside. 
 
Building regulations are a key factor and we can advise on how to meet and exceed these for your purpose and also how to consider other factors such as environmental and fire compliance.

Skylights and Rooflights

Once you have determined the type of roof (flat, pitched, curved) and roof system (sandwich panels, built up), it is time to explore effective daylighting products such as skylights and rooflights to integrate into your chosen roof system.

There are a wide variety of options available including skylight domes, continuous rooflights and translucent roof panels to select from, and depending on the building and its daylighting requirements, Kingspan will have a product to meet your specific requirements.

Smoke Control and Ventilation

It is important to select a smoke control and ventilation system to ensure building safety and regulatory compliance.

Irish law requires that commercial and buildings over a certain size require an effective and tested smoke control system, so selecting a system that ensures building and occupant safety is paramount.
