Located at the northeast corner of Fremont Street and Mission Street in San Francisco is 350 Mission Street: home to the new headquarters of cloud computing giant Salesforce.

At 492,000 square feet, 350 Mission Street is San Francisco’s first LEED Platinum high-rise building. A clear focus on sustainability was the driving factor behind every decision made on this project. The goal of the project was to create a high-performance work environment from employee performance to optimised operating costs.

One of the key factors in achieving these goals was the utilisation of underfloor air distribution (UFAD). Saied Nazeri, Principal-in-charge for engineering firm WSP, sums it up by saying:
In addition to sustainability concerns, it was important to provide flexible office space. Underfloor air is a great way to meet both demands and was the best means to achieve the project goals.
Utilising a UFAD system from Kingspan’s flooring business, Tate, allowed for 100% filtered outside air to be brought into the building and distributed in a controlled and sustainable manner.

The structure was also designed to allow for greater interaction between occupants and to create an enhanced working environment to promote productivity. This was achieved by reducing spatial clutter by running cables through the plenum to allow for the creation of a greater floor-to-ceiling height which increased overhead space for employees.

Dubbed an “urban living room”, there was a clear desire to create a working space that allowed for social engagement and chance meetings. The design showcases the popularity of casual work environments as well as the productivity of creative collision.
