The Project

Tammy & Neil Giddings are building a brand-new, eco-efficient family home in the Bedfordshire village of Tempsford.

With a dream to build their own eco-efficient home, Tammy & Neil finally had the opportunity of utilising a plot of land in Tammy’s parents’ garden.  The couple wanted to build a family home with excellent U-values and plenty of renewable technologies. After a visit to the Self Build and Design show in Peterborough, where they met KTS Director Ian Loughnane, they were introduced to the full range of eco-efficient building systems and products available through KTS.

With the plans for their new home already drawn by local architect MT Architecture Ltd, Tammy and Neil thought they had a firm idea of what they wanted, but after discussions with the KTS team, their idea of traditional 'self-build' was turned on its head.

After visiting the company’s Self Build Show Centre in St Neots and seeing The Elsworth, a contemporary style show home built to Passivhaus standards, the couple were sold on the idea of using KTS to produce their frame. Following discussions with the team, Tammy and Neil settled on building their new home with a Kingspan ULTIMA structure, chosen for its superior thermal performance and airtightness, complemented by a Kingspan TEK Prefabricated Structural Insulated Panel roof.

Integral to the build was the carbon footprint of the project and in-line with the sustainable ethos of the project, the Giddings’ new home will be totally open-plan with underfloor heating, air-source heat pumps and solar panels.

After deciding to go ahead with KTS, Tammy and Neil took advantage of the Space Test offer to see just how much extra valuable space they would gain by using a Kingspan build system.

Their results was an impressive 8.81m2.

It was important to us to ensure the green credentials of the entire project.  Using local companies, supporting local employment and keeping transportation down to an absolute minimum were key considerations when choosing our supply chain. This, together with KTS’s vast knowledge of implementing eco-efficiency in a self-build homes and their total understanding of what we wanted to achieve, made up our minds that KTS would be our chosen supplier.

A Hybrid Build System

The Kingspan Hybrid System was utilised for Tammy and Neil Giddings' new build as their design included a large room in the roof space. The Kingspan TEK structural insulated panel provides great thermal performance, airtightness and allows a quick roof installation, so it was a natural choice.

The Giddings' remit for their new build was to design a house that would reduce their energy usage and would also be very airtight. They wanted the upstairs to have lots of natural light with a feeling of space and the Kingspan ULTIMA wall system combined with the Kingspan TEK roof allowed this to be achieved.

Using TEK as a roofing solution provides its own benefits. As a structual insulated panel TEK can span further and eliminates the need for trusses, so the roof space can be better used as a habitable environment. The TEK panel comes pre-insulated and internally battened, eliminating the need for quilt insulation is eliminated. This means there is one less job for the customer to worry about, and it also increases the speed of build on-site.

The TEK panel can be utilised to get airtightness levels down from the building regulations requirement of 10, to performance levels at less than 0.6

The Kingspan Hybrid system can not only save the customer money by reducing the energy usage cost, but can help increase the value of their home by helping to easily utilise the roof space.


Issues with planning delayed the build, with the Local Authority taking the maximum time to sign-off each planning element of the project. This delayed the start on site, however they are now back on track and are set for completion is June 2018.

The two pieces of advice Tammy would give to anyone embarking on a self-build project of this nature are:

  • When choosing suppliers and trades, ensure that they have a proven track record and are fully experienced within the self build sector.
  • Know exactly what you want at the outset of the project.  There are so many decisions to make on a self build project, so be sure of what you want and where you want it, right down to the plug sockets in the kitchen.

Progress On Site

Neil & Tammy’s build is progressing well. The roof finishes, brick plinth and external joinery are now all in, whilst internally the floor screed is complete and services installation progressing.  

The air test has just been carried out with an impressive 0.86 m3/ being achieved! Neil and Tammy are delighted with the result which exceeds their aspiration and will certainly help the efficiency of the high end MVHR system they have chosen. The next stage is to complete the internal fit out and render the external wall before landscaping the garden to complete this lovely energy efficient home.
