A fast track programme on a confined urban site for 164 student bedrooms in two five storey blocks to meet commencement of the academic year.

The project required a fast programme on a confined site. Prefabrication was the obvious solution but timber frame didn’t really deliver all the benefits required.

So what do you use as an alternative to timber frame when you really need an advanced building system with fire, acoustic and thermal layers all built in, so as to minimise the work required to completion? The answer is Urban Logic.

Large crane erect panels, combined with room sized flooring cassettes, allowed the two five storey blocks to be erected at a rate of 365 square metres per week. This included walls, floors and pod lifting from a single self-erecting tower crane and one gang of erectors.
A storey by storey handover process allowed following trades to begin work as the structure progressed above. Urban Logic reduces wall plasterboard to a single layer rather than the traditional two which saves the effort of hauling tonnes of plasterboard in to the building.

The restricted nature of the site restricted the construction team to one crane and one erection gang. Nevertheless the total scheme was erected in 14 weeks with 100% safety record.

Thermal Performance

The scheme required an external wall U value of 0.13 W/m2K. The factory insulated closed panel achieved this in a single 318mm thickness of panel, including a service zone, using Kingspan TW55 insulation.

Factory fixed Integral vapour check and breather membranes combined with the resilience and performance of MultiPro XS board on both sides completed the external wall Urban Logic system.
