Royal Albert Dock bouys up business

A new vision for London’s historic wharves sees an ambitious mixed-use development established along the waterfront, presenting attractive business opportunities within former derelict docklands. Kingspan Access Floors’ system was specified for the Grade A offices, helping them achieve a BREEAM rating of ‘Excellent’.

The Project

With 440,000 m2 of office, residential, retail and leisure space, Royal Albert Dock is a waterfront community and London’s latest large-scale international business district. Situated between three DLR stations, London City Airport and the new Crossrail station at Custom House, the £1.7 billion development is a central part of London’s newest and most exciting destination, the Royal Docks.
Phase one, comprising 46,000 m2, was delivered in Q1 of 2019.
Performance, safety and management of risks were key components of the strategy, and the project was awarded a ‘Health and Safety’ Gold in RoSPA Awards 2018 in recognition for its commitment to high standards. Due to a challenging completion date, the products and systems selected needed to be quick and easy to install to help stay on track.
The Installation
The Kingspan Access Floors contracting team supplied and installed 40,000 m2 of Kingspan RMG 600 raised access flooring for 21 contemporary office buildings constructed during Phase One along the waterside. This medium grade system helps to deliver easily accessible space for the safe, flexible distribution of building services.
To ensure durability, the RMG 600 system has a high-performance particle board core which is encapsulated in galvanised steel with a unique, wrap around construction and mechanical stitching to provide even greater structural strength. As well as being solid underfoot, the panels provide excellent acoustic performance, crucial in a busy office environment. The system is quick to install, which allowed for high quality office spaces to be delivered to construction sequence deadlines. A 25-year total system warranty provides peace of mind.
Kingspan Access Floors is certified to ISO14001:2004 for effective environmental management and has been Forestry Stewardship Council (FSC®-C019806) Chain of Custody certified since 2007. These certifications contributed towards the BREEAM rating of ‘Excellent’ based on the Materials, Health and Wellbeing, and Recycled Content sections.
