Here East is transformed by urban regeneration

Winner of the Architect Journal Building of the year award 2018, this flexible working environment, in one of London’s most ambitious urban regeneration projects, repurposes existing structures, with the help of Kingspan Access Floors.

The Project

The vision for Here East was to reimagine the former Olympic press and broadcasting centre and place them at the heart of a new digital tech quarter at Queen Elizabeth Park. By refurbishing, the project team made effective use of the existing infrastructure whilst designing facilities which met sustainability targets for a BREEAM rating of ‘Excellent’.
Works to transition the buildings into a  flexible office and studio space, including retail units as well as a theatre, formed a phased construction programme with a challenging timescale.
With a total estimated project value of £90 million, this award winning project has rapidly become a dynamic working environment for the creative and digital industry.

The Installation

Over 10,000 m2 of Kingspan RMG 600 (Medium Grade – PSA MOB PF2 PS) raised flooring system has been installed in the Broadcast Centre as part of the CAT A office fit out. The system was installed in 17 weeks by the Kingspan Contracts Team and offers the perfect solution for flexible space reconfiguration as well as easy access to the services running through the service void. As a complete Kingspan system, the installation benefits from a 25-year warranty, providing the Here East Facilities team with the most comprehensive support in the industry. The building also features stunning bonded stone tiles to high-traffic public spaces.

When designing to meet sustainability targets, one of the key considerations for this project was life cycle impact.
The Here East design team wanted to ensure materials used on the refurbishment minimised the embodied impact of construction. The strategy for the project included the use of materials from sustainable sources to help them achieve credits towards a BREEAM target rating of ‘Excellent’. Kingspan Access Floors is compliant with ISO14001:2004 for responsibly sourced materials and the RMG flooring system carries Forest Stewardship Council (FSC®-C019806) Chain of Custody certification as well as Environmental Product Declarations (EPD) and Health Product Declarations (HPD). In addition, the Kingspan UK manufacturing facility is driving towards the Group corporate Net Zero 2020 targets by embracing renewable energy sources and optimising environmental initiatives.
